01 – Technical Expertise

This project required significant experience to effectively manage risks. The Stage 3 design was developed before access to the building was possible, necessitating proactive planning. Stage 4 involved extensive supply chain consultations as the contractor was already engaged. A key focus was de-risking the existing structure, which required numerous site investigations to validate its integrity.

02 – Leadership and Management Skills

The design phase spanned seven years, progressing from Stage 2 through Stage 4, with the team evolving considerably over this time. Project management was overseen by AECOM, with the design team comprising over 20 consultants. The architect, Hawkins Brown, acted as both the design lead and Principal Designer until Stage 4. Strong coordination ensured seamless collaboration among all consultants, fostering an exemplary working relationship.

03 – Communication and Stakeholder Management

British Land played a pivotal role in managing project coordination and refining the design brief. The communication within the design team was exemplary, fostering a collaborative and cohesive working environment. Fortnightly client presentations were conducted over several years, enabling ongoing alignment with project goals. I maintained a proactive approach, providing direct support to the client and facilitating the contractual transition when the contractor was appointed.

04 – Financial and Commercial Acumen

The design programme was closely monitored and reviewed on a bimonthly basis to ensure alignment with financial and scheduling goals.

05 – Personal Qualities

I consistently motivated the team over several years through technical leadership and by promoting a flat, participative team structure. This approach fostered engagement and a shared sense of ownership among team members.
